Zimmerman House

The Zimmerman House was on a beautiful lot, a beautiful lake and a great location.

The house was very outdated. For not a whole lot of money the cabinets were polished and new updated knobs/pulls were installed throughout the home, the hard wood floors were stained and carpet replaced, some walls were painted, new window treatments, new light fixtures, counter tops, faucets, and mirrors, a backsplash was added in the kitchen and new appliances were purchased. The home was seen by three realtors and the selling price to put on the market “as is” was within $4800 from all three. The owner felt it was way too low and asked for my input. After checking homes in the area and on the lake, I agreed. I did a walk through and estimated the updating I recommended to update it would come in around $7100. The updates were made and a 4th realtor (who hadn’t seen it prior to updates) priced it $18,500 higher than the other quoted and an offer was made the 1st day. It was contingent on their house selling. Another offer was made the 2nd day and they closed 35 days later.
